Me & Bob are in the very early stages of attempting to build our own home
Today it all got real ( not just a fantasy in my head ) because we met with the architect. So our first bill will be coming in soon, that makes it very real .

In reality at best we have only a 50/50 chance of pulling this off. So I'm asking very very nicely can you all cross your fingers please!

Here's the quick version. We've been offered some land. Which is fantastic. We'd never considered building because we could afford to buy land or build but not do both.
Stumbling block 2 the land is an SPA (species protection area)! We've had a chat with them and they don't see any issues with use building. Obviously that's not written in stone and could still be a problem.
Stumbling block 3 the land is outside the preferred planning location.
We think our best bet is to try for planning on an existing ruin.

So our pre planning app will be going in shortly .
Architect said even though it's only pre planning. The more details the better. Including details of my very small market garden ( I may be asking for your advice on this ). Which may help sway the argument.

WOW! What a fantastic chance you have of making the home you really want, and the views are to die for!! I'm not an expert on these sorts of things, but my feelings are that you should renovate the old ruin. My reasoning is that its footprint is already there so there shouldn't be a problem but building on new ground may be harder to get permission, it's making use of what may be an eyesore, you could use some of the building stones and other bits to help with costs, what's left may help you in designing something to fit in with the landscape and the SPA, if you leave one house wall standing I seem to think that helps out with planning permission, and you never know what you may find when you dig!

We may use a little of what there because like you say it can help with planning. But renovation is not an option. Because that's stumbling block 4 I forgot to mention earlier! It turns out it was never a house it was a fank ( animal enclosure).

Services shouldn't be a problem it's only electric and phone line needed. There's an electric poll 8 meters from the corner of the ruin. Yet to see if that will save or cost money. Phone lines just other side of the road. Water will come off the hill as it does here. Sewage will be a treatment plant.
