You know what I'd do ??? ( but don't tell anyone)

Well- I know the problem is bad enough now- but it's going to continue...and once you've got a nice new floor and a beautifully decorated house you'll be really , really upset when he sprays again.

Sooo...I'd let him get in the house and catch him.
Take him to the vets and say you've been feeding this stray and decided to keep him- but he needs 'doing' first. If he's not chipped- and you go to a vet a bit further away than your regular vet( in case he's recognised) then that should be the end of the problems.

Is that a bit sneaky???...hmmm, maybe so if he's actually owned, but he's more likely to be a stray- and the cost will be less in total compared to buying cleaning products and replacing curtains/rugs if they are badly damaged in the future.

I had an old cat which suddenly started spraying our curtains. We tried all sorts of things, until the vet decided he was having probs with his kidneys and changed his food. Problem sorted....BUT the contents insurance didn't cover any damage caused by pets-....a very, very expensive experience

Must admit Nicos' idea sounds good to me.
Don't admit to having the faintest idea that he has an owner, and get him 'altered'.
