  • Need Grapes Advice Please..!

    Im hoping your comments might sway me one way or the other. To cut a long story short, I have been wondering whether or not to take my double garage down, as it is no longer used really...maybe now and again by my sons. We plan to move in time maybe and I believe it is a better selling point to have a garden than a garage..yes..?..I need any tips and advice please...it is about 21 foot square in old money, which is a fair space that I could do so much with. I have attached a pic to give some idea of the size..(left hand side of the garage)...unable to get recent pics off my phone right now.

    Personally, though it goes against the grain, keep the garage, the young and up and comings often have two cars as both work in different places so the garage would attract them more than a garden they would have to keep up. (Note to Grapes: this is my head, not my heart).

    BUT, don't listen to me - ask some local Estate Agents for a current valuation and mention whilst they are there "what would be the difference if I took the garage down?" - after a couple of visits you should have your answer either way.

      Why not have the best of both. You say it is a double garage. Why not make it so it is big enough just for one car and have a bit bigger garden space.
      Most people buying a house would I think be happy to have room to park one car. if they have 2 cars then they would generally expect in my opinion that one would have to be parked outside.

        I think you should keep the garage - it would seriously detract from the value of the house to take it down. Look on the positive side - what aspect is that garage side wall? It looks like a good place for some container growing to me - or maybe a more permanent greenhouse? Or even take the money you would have spent on knocking it down and turn it into a glass sided courtyard room.
        Whooops - now what are the dogs getting up to?

            depending on the design and position of the garage why not add a few second hand windows or a skylight, we always have people offering windows on freecycle , if you could get enough light into it you could use is as a conservatory style greenhouse but it can still be used as a garage when you come to sell it. I'm doing something similar with my garden shed, I have a old patio door which I am (well a friend will whilst I supervise) installing it in the roof of the shed so it works like a skylight the shed will be a half shed half green house

              We demolished our garage last year and put one of these up.

              4m x 3m cost £10k.

                  Yes, thanks to a house I bought in the early 90s, a violent stupid ex who I ran away from and who didn't take the opportunity to take me off the mortgage when he had the chance, and a hotter than hot solicitor....so we spent half my cash on upgrading this place. It's fab in the summer, and sometimes the warmest place in the winter.

                      Keep the garage firstly it is a good selling point IF you move house.
                      Secondly it is useful as "storage" space(Wish I had a garage).
                      You could always "convert" it into a conservatory.

                        I'd say don't demolish it if there's a chance you'll be moving. I would expect that a Garage will add to the value of the house, but as has already been suggested, contact a couple of local Estate Agents to double-check!

                        I love the idea of installing windows in the walls and roof to make half of it into a growhouse/summer house - fab idea. You can make the most of it, and a future owner can use it as a garage again if need be. Tell your kids to store their own stuff!

                          I would demolish only if it is in poor structural condition. As previously suggested can you add windows etc.

                              I think this is the best option up to now...roof lights from front to back...and divided into one third grow house/summer house etc...and two thirds garage...I estimate the one third will be about 21 x 7, which will do me fine...will post pics if and when I decide....do you think I am making the right decision..?..and thank you all for your ideas and replies...
