Buying land

OK, a really random question...

One of the houses on our road has a large garden, plus a small paddock at the back (plus a second site of land with a load of falling down out-buildings on it). The paddock is completely overgrown (think 5-6ft high grasses and weeds) and hasn't been used in any way for the last 4 or 5 years.

We could easily access the land from our field, by taking down a section of fence and building a small bridge across a drainage dyke.

We have toyed with the idea of asking to buy the paddock from them (as they aren't using it). It will still leave them with a very large garden and the other part of land with the outbuildings on it.

The land will never get planning permission for a house to be built on it (several of these types of build have been turned down on our road over the last five years), so in terms of value, I'm not sure what it is worth.

Is there a way of finding out what the land might be worth - we may be in a place later in the year where we have some money coming in - and ideally we'd like to buy this from them (ideal world and all that).

I would try and find out the price of agricultural land in your area. Contact local estate agents that specialise perhaps, or auctioneers. If there are any local farming newspapers or magazines they may list simmilar parcels of land for sale. Local library may be able to help there. Then make them an offer. Of course once they know somebody is interested they may try and hoik the price up which is why it's important to know the value in the first place. Also the local Land Registry office may be able to help and already have a map of the land along with the title.

A builder owned some land behind my house but found he would never get planning permission to build on it. He offered the land to me and 4 of my neighbours but at a price that far exceeded the agricultural value of the land. We negotiated and brought the price down but we still bought at above land value as we all agreed that having a larger garden added value to our houses in the long term. I've never regretted buying it!

why don't you just ask them if they are prepared to sell and if so what price they want for it? if that price is within your budget and you feel is worth it, then no need to incur any expense on getting a professional valuation because that is what you would otherwise need to do

Agricultural land is worth whatever someone will pay for it. Round here it's 8 - 10 thousand per acre, unless the owner is greedy and knows that someone wants it, then it's 15! You can find and measure it using the google measuring tool, and work it out from there.

Right Move has a sub-section relating to land (I think) so you can see what land in your area is selling for on there, perhaps?

You can look under 'commercial' and then choose the sub-section 'land' or you can use the 'for sale' section and choose the sub-section 'land' - most of it on there does tend to be for development though, land which has planning permission etc.

I did come across some websites a while back that list them, as well. I dont know how 'official' they are: http://www.uklanddirectory.org.uk/bu...-for-sale.asp; that's the only one I can find for now, although I know I looked at others.

Its Hairy Scary Mary, one of my dogs, on the beach last January shaking off the snowflakes. She is a black & tan Cavalier King Charles Spaniel. I also have her mother (I think) Nosey Dozy Rosie! Both rescued, ex-breeding bitches from a puppy farm. They're asleep on the settee at the moment, otherwise I ask them to write you a few words!

Love the names. I had a Nosey Rosie - she was one of my first ex-Batts - the first out of the box, the first in the feeder, the first to go in and explore the coop, the first to hop up onto my lap for treats - 'nosey' was an understatement!
