Estate Agents trespassing and misrepresenting property
Sorry, SBP, but I read it that they are heading toward 'exchange of contracts,' so I take it that the offer has already been accepted (and by the vendor, not the agent). Or am I missing something?
That means, generally, that the house is a repossession, and the trustees/official receiver is obliged to get as much as possible for the house. Whatever the offer is that they have on the table, you can guarantee that it won't be anywhere near what it's worth Pity the poor people whose home it was, and hope that whatever the offer is, they get a higher one before the closing date, or they could well be left with no home AND half a mortgage still to pay
1. Legally a house is not sold until contracts are exchanged.
2. Estate agents are obliged to obtain the best price they can......the size of their fee is dependent on it!
3. They are not allowed to mis represent.
You cannot assume that the offer they have received is less than the value. That is a bigoted an ludicrous assumption.
Their are dodgy estate agents out their with some sharp practice who deserve to be brought to account but it is wrong to berate a whole profession forvthecsins of a few. Probably very few!
With regard to the original point. The agents will no doubt change their photos when you point out their mistake. They are just trying to do their job and believe me. It is very difficult for estate agents at the moment too!

hi i think they are selling it for a mortgagee in possesion like a bank so attempt to get the best offer before they close the book and accept may be wrong but that was what i had been told.........

Yes, the house is currently empty, and 'in need of some repair' and the Agent is one of the better ones in our area. Well, their reputation isn't as bad as many! The offer received is higher than the advertised asking price. I just thought it was underhanded, if it's standard practice then, so be it.
As for the original post, regarding the view, I would say that is standard practice too. I went to look at a property this morning, that has a lovely view of the village Church - according to the website. In actual fact, the church is hidden from view by a row of mature trees, and is at a completely different angle from the picture posted on the website.

sounds like a bit of photoshopping to me ! I think the flat above me is being sold as well but I f find anyone in my garden I'll set the cat on them ( if I can wake him up).
I saw a house once that looked huge, because the photograph was taken with a fisheye lens. It took me ages to find the house as the only image I had was the fisheye one!!.
I didn't even bother to go inside...
I think the estate agents profession is a bit like lions and zebras, if you have too many zebras the lions pick and choose the plumpest, if you have too many lions the zebras don't know where to run, and when the zebras have gone the lions starve, and the natural order of things return. At the moment the lions are very hungry and fighting over scraps, we still need to lose a few more lions before the natural order will return.
One of the best ways of checking out a property is with Google street scene and satellite. See it as it is, not through an agent's rose tinted lens. Best bit is, you don't even have to leave your sofa!

That's how I do it. After that, anything that is still interesting, gets a 'drive-by snoop.'
