I have returned. Didn't stick around to long with grandchildren. Roads awful out and about and was lucky to get there.

Zaz, your plot looks disastrous. Mine is thankfully on a slope and will only flood at the bottom against a concrete boundary wall. Have to down there and get some veggies for christmas day,
