    The noise should be investigated that's for sure. It could be one of several things depending on make and model.

    As to the safety discharge valve automatically releasing pressure from 1.5 bar back down to .8 bar.
    The valves are spring loaded to hold 3 bar this one sounds to be on its way out, it will only get worse culminating in a complete loss of pressure and boiler failure.

    Sod's law dictates this will happen on Christmas Eve when the spares merchants will be closed until Saturday 28th if your lucky or Monday 30th if your not. The labour rate at that time is also very expensive.

      Ta Colin, it's only done it once after the water people had changed the meter and there was air in the system. It's covered on one of those plans and due a service soon so I will raise it .

        We lower the pressure more often than we top the system up. The tap was replaced last year, afterwards we didn't need to lower the pressure or top up very often. The problems started when we turned the heating on. Maybe the expansion vessel is on it's way out but not gone completely?

        As this a rental property, the boiler must be serviced every year by law. I don't know what a service comprises of, but I'm quite sure it should take longer than five minutes (if that) that the pet plumber takes. But then, he'd only be uncovering his own mistakes....

          Simple put the landlords annual gas safety check (note the word check) comprises of one thing only gas safety. Are the appliances owned by the landlord safe, are the flues used by gas appliances safe and finally is the installation pipe work safe.

          As a for instance I work with my son, we are both qualified and can therefore spilt up but it would still take at least 20 minutes to complete a property with just a modern boiler and no other appliances.

          For those of you that live in rented accommodation a good sign is does the engineer complete the 'soundness test'. You will easily identify what he is doing. He must be at the gas meter and he must switch off the gas supply, he then attaches an instrument to the meter to measure any pressure drop within the pipe work. If everything goes perfectly this test alone can not be completed in less than six minutes as there are set timings laid down in law.

          We were approached by one of our estate agencies last year. An engineer had been to a property to carryout the annual check, filled in the paperwork and signed it off. The next day the tenant who had only been there a couple of months walked into the office and made a complaint. Turns out her father was a gas engineer and she had been told what to expect and when it didn't not happen she made a formal complaint.

          We were sent to double check, found two defects either of which without being corrected would be classified as immediately dangerous, took pici's put things to rights and made our report.

          Result, Potty gets a further 38 houses to look after and one carp engineer removed from the register.

            Jules, with regard to your particular problem.

            Its a bit of a poser sat here trying to figure it out when if I were on site I would know in less than 5 minutes.

            If the pressure rise's only when the heating system is actually on then my first thought would be the expansion vessel.

            But and its a big BUT, if you then release some of the pressure you would normally have to top it up again, that is unless your new filling loop tap is passing water.
