For your info two new important regulations are coming into force this year.
Landlords will now have to carryout a risk assessment for Legionella disease and take appropriate measure to reduce/eliminate the risk to tenants. This will be an on going plan and it has been suggested that it be carried out at the same time as the annual gas inspection.
In October this year there will be a requirement to fit smoke and carbon monoxide alarms to all rented accommodation, but it will be the tenants responsibility to ensure the alarms are in good working order.
