    If it was mine, and I was in a tourist area I would get planning permission for 5 caravans (CL/CS) and some yurts.

      Thanks all. Lots to think about. We have a private allotment a stones throw from here with quite a few vacant plots so no market for that. I'm hoping for ponies and have a better idea of price now. Thank you. It's a good place to start.

        Having spoken to more people it now ranges from £50 to £80 per month as a pony paddock.

          I've been watching this thread as from the description you live very, very close to me. I can't believe you have vacant allotments as we have a waiting list of >50. You would definitely have a market especially as developers have been putting forward outline plans with allotments on them and then reneging on them when it gets further into the process.             why arent you using it to grow in!!

            Have you had a look at gumtree / preloved etc to see what the going rate would be in your area? Otherwise I'd start with what you consider high and see if anyone's interested - and if not you have room for negotiation or can reduce the price.

            I'd be asking why the current tenant isnt renewing though... if he pays peanuts it seems odd to leave. Does he know something you dont?!

              Vixylix - I have a plot/veg garden at the bottom of our garden. The field is just a field. I don't need the space to grow stuff and would rather get a bit of income from it. We only really bought it as it came up for sale and didn't want it to be developed!

                  I had actually considered that. Heritage variety cider apples... Would take too long to get a decent crop though I reckon!!!

                      Update to prices!
                      At friend, in the north east rents a 2 acre paddock with a water trough and nothing else for £180 per month.
                      She uses it to supplement her own grazing.
                      So, as is the case most of the time here, it varies. Supply and demand will play a big part obviously but someone local who needs some extra grazing may well be prepared to pay a premium, especially if the land is adjacent to your house. That gives added security etc.
                      If you are advertising in local tack shops, feed merchants etc. be sure to mention that the land is adjacent to you.
