Any gas fitters on here - need advice

    Thelma #14. RE FSS no the appliance its self is still live 240v and the fused switched spur offers no protection. Have a look at the fuse board area and see if you can identify the RCD with the little red pop out button, if that is there all you will need is the cupboard.

    As to external controls, yes you could fit a radio frequency room thermostat but this would only control the heating circuit and still it would need the rest of the work done.

    I don't want to be a doom monger but at over 10 years old a combination boiler even a Baxi is getting close to the end of its service life. This is purely because repairs tend to be expensive. I don't know what guys charge in your area but round here a new circuit board would cost about £250 not to bad but this would leave a fan, diverter valve and a good few other parts all the same age and all costing plus of £200.

    Again thinking forward when you have to replace a combination boiler the most expensive part is if you have to change position and do a re-pipe. At the moment if you built a cupboard the new boiler could go in the same position, the pipe work inlets and outlets are the same and a now necessary condensate pipe would be available purely because your in the bathroom. I have seen the job but I know I could supply and fit a new Baxi Duo Tec 28HE with a seven year warranty for under £1500

      I know it's old, and it's on the list of jobs to do (needs a complete system upgrade, which will eventually move the boiler elsewhere) but the cupboard will have to do in the meantime.

        WHOA,

        I been having a thing before you do anything, do me a favour and take an horizontal measurement from the edge of the bath to the nearest point on the boiler. Will explain later.

          The bath doesn't actually butt up to the wall that the boiler is on, but if I measure from the bath corner nearest to the boiler, to the nearest edge of the boiler it is 26ins.

            Cracked it

            Before I start I am a NUMPTY!!!

            To explain when you said you had been told the bath/boiler mix was dangerous I assumed the fitter in question was (1) Up to speed with regulations. (2) Honest and I jumped in with both feet and I am standing in POO!!

            Don't worry you are happy!!

            After my last post last night I went for my shower and it hit me I had never asked the question I had assumed. Thinking further, you said the equipotential bonding had been done to the pipes (sign of a good job), then I remembered you said the fused switch spur was outside the bathroom (sign of a good job). A sparky had been involved with the installation of your boiler, why then is the boiler to close to the bath?

            Simple explanation IT ISN'T..........

            The I.E.E. zoning regulations are nothing to do with you being able to touch the boiler, they are all about water ingress into electrical appliances and are set distances that we have to adhere to.

            Once you are 600mm/24 inches away from the water source there are NO restrictions.

            You may now relax, enjoy a glass of vino, be thankful for those 2 inches you have to do nothing at all.

            The person who called on you was either (1) Most definitely NOT up to speed and lacked knowledge or (2) Worse still he was looking to put a new installation in to you.

            Either way do not employ him again.
