Whats wrong with my apple tree?

Hi my miniature apple tree has been in 3 years this year. About a third of the leaves have brown spots on and although I seem to have quite a few apples this year, many have now got brown spots as well. can somebody please advise on how to treat this and how to prevent it happening again. Many thanks.

Thanks for that gardening gal. Yep that looks like it. The only tree in the whole area (including 4/5 apple trees a dozen yards away) is an old tree in our garden, all the leaves of which are in bad way. We have cut this tree right back to the trunk, is there anything else we can do? Any help would be appreciated.
